There was a version of this business where the brokerage was obviously worth its cut — the boardroom, the front desk, the name on the door. Then your agents started meeting clients in coffee shops and building their own brand on Instagram instead of yours.
So the recruiting conversation moved to the only variable left: what is the split. And that is a conversation you cannot win, because there is always a brokerage down the road willing to lose money on a body.

Now look at your own roster. If you carry 30 agents, that distribution says roughly 16 of them closed nothing last year — and every one of them still costs you licensing, insurance, compliance, admin time, and a seat in the CRM.
A brokerage does not usually fail because it cannot recruit. It fails because it recruits people it has no way to make productive — then loses them to the next brokerage that promises they will be busier there.
And the upside is not small: the average GTA selling price in 2025 was $1,067,968. Moving a handful of agents from zero deals to two is not a marginal improvement. It is a different business.
